This is a trusted company with great cleaning and customer services and very reasonable price. The team came to clean my window/door glasses, screens and sills, which is super clean. They told me that the skylight still look a little unclean is because the dirt is between the 2 glasses which they couldn't reach. This is totally understandable and I do appreciate the explanation. After the team left I found there was one window with some dripping marks left so I sent a photo to Leo, who replied right away and sent a second team within the week to have it cleaned. Leo is very responsive and takes customer satisfaction seriously. Their team is efficient, friendly and cooperate well to complete the job with spotless finish. I highly recommend the company for your window cleaning.Posted on Google![]()

Your building’s exterior is the first thing every client, customer, and delivery driver sees. Grime, biological staining, algae growth, and accumulated atmospheric pollution age commercial properties faster than almost any other factor — and unlike structural issues, exterior contamination is completely preventable with regular professional cleaning.
Brightness provides commercial power washing and pressure washing throughout Bergen County, Passaic County, Essex County, and Hudson County in New Jersey, and across Rockland County, Westchester County, and Orange County in New York. Our team is fully insured and licensed. We schedule around your operations — early morning, evening, and weekend appointments are available for all commercial accounts.
Spring scheduling note: March through April is the peak season for commercial exterior cleaning in NJ and NY. Our schedule books up quickly as spring approaches — commercial accounts that book in February typically get their preferred dates. Reach out now for a spring estimate.
Standard cold water pressure washing disperses many surface contaminants but cannot remove grease, cooking residue, animal fats, or biological contamination. Our hot water power washing systems reach temperatures up to 180°F — the point at which cooking grease liquefies and can be fully removed from concrete, pavers, and loading dock surfaces.
Hot water commercial power washing is essential for:
Bergen County’s Route 4 and Route 17 retail corridors in Paramus, Hackensack’s downtown restaurant district, and Fort Lee’s commercial strip all have significant food service concentration — and almost no commercial power washing provider specifically markets hot water grease removal for these areas. We do.
Every commercial property is different — a concrete parking lot requires different pressure, temperature, and cleaning chemistry than a brick building facade or a painted metal loading dock panel. Our process starts with that distinction.
Step 1 — Site Assessment: We walk the property with your facilities contact, identify surface types, note any areas requiring special treatment or protection, and select the right combination of pressure, temperature, and cleaning solutions for each zone.
Step 2 — Surface-Matched Cleaning: Concrete and asphalt surfaces — parking lots, driveways, sidewalks, loading docks — handle high-pressure washing and benefit from hot water for grease and stain removal. Building facades in brick, stucco, EIFS/Dryvit, or wood cladding require soft washing (low pressure, biodegradable cleaning solutions) to avoid surface damage. We never apply high pressure to delicate facades.
Step 3 — Chemical Pre-Treatment: Mold, mildew, algae, and biological growth are pre-treated with appropriate cleaning solutions before pressure is applied — this breaks down the root system rather than just surface-blasting it, preventing faster regrowth.
Step 4 — Rinse and Inspection: Each surface is rinsed and inspected before we move to the next zone. We clean up runoff and debris as we work, leaving the property in better condition than we found it.
Most commercial properties benefit from quarterly power washing — four times per year. High-traffic retail storefronts, restaurants, and food service properties with grease-contaminated surfaces often need monthly or bi-monthly service. Office buildings and professional properties in low-traffic locations typically schedule semi-annual professional cleaning. We’ll recommend the right frequency during the on-site estimate.
Yes, if the wrong pressure is applied to the wrong surface. High-pressure washing on EIFS/Dryvit, stucco, painted wood, or aged brick can cause surface erosion, water intrusion, or paint removal. Our technicians assess each surface before selecting pressure level — concrete and asphalt handle high pressure well; building facades almost always require soft washing (low pressure with cleaning solutions). We never apply high-pressure washing to delicate materials.
Pressure washing uses ambient-temperature water at high PSI. Power washing uses heated water — up to 180°F — which makes it significantly more effective for grease, cooking residue, and biological contamination that cold water cannot remove. Soft washing uses low pressure with specialized cleaning solutions for delicate surfaces like building facades. Commercial properties typically need all three approaches applied to different surface types.
Yes — where cleaning solutions are required, we use biodegradable, environmentally responsible products. For hot water service on loading docks and dumpster pads, we offer wash water containment and recapture to prevent storm drain discharge. We follow all local and state environmental regulations for commercial pressure washing in New Jersey and New York.
Yes — we schedule commercial service to minimize disruption to your operations. Early morning, evening, and weekend appointments are available across all seven counties in our NJ and NY territory. Most retail and restaurant clients schedule before opening hours or during low-traffic periods.
Commercial power washing is typically priced by surface area. Concrete surfaces (parking lots, sidewalks, loading docks) generally run $0.05–$0.20 per square foot. Building facade washing runs $0.15–$0.35 per square foot depending on surface type, height, and condition. Most Bergen County and Rockland County commercial properties pay $300–$2,000 for a full-service cleaning. We provide free on-site estimates for all commercial accounts.
